Position Summary:
The Senior Real Estate Investment Analyst is responsible for supporting the investment team in sourcing, underwriting, and managing real estate investments. This role involves conducting financial modeling, market research, and due diligence to assess the feasibility and return potential of real estate acquisitions, developments, and asset management strategies. The ideal candidate has strong analytical skills, proficiency in financial modeling, and a deep understanding of real estate investment principles.
Key Responsibilities:
1. Investment Analysis & Financial Modeling
- Build and maintain complex financial models for acquisitions, developments, and asset management strategies.
- Conduct discounted cash flow (DCF) analysis, IRR/MOIC calculations, and sensitivity analyses.
- Assess investment returns under different capital structures, including debt and equity financing scenarios.
2. Market Research & Due Diligence
- Conduct macro and micro-level market research to identify trends, risks, and opportunities in target investment locations.
- Analyze rent comps, sales comps, cap rates, and other key real estate metrics.
- Assist in the preparation of investment memos and presentations for the investment committee.
3. Transaction Support & Structuring
- Assist in deal underwriting, reviewing offering memorandums, and coordinating due diligence efforts.
- Work with lenders, legal teams, and third-party consultants during the transaction process.
- Evaluate potential joint venture structures and partnership opportunities.
4. Asset Management & Portfolio Monitoring
- Track the financial performance of existing real estate investments, comparing actual vs. projected performance.
- Support business plan execution, including lease-up strategies, value-add initiatives, and capital expenditure planning.
- Prepare quarterly and annual investment performance reports.
5. Stakeholder Communication & Reporting
- Assist in presentations and reports for senior management, investors, and other stakeholders.
- Communicate key financial metrics and investment rationales in a clear and concise manner.
- Assist in fundraising efforts by providing analysis for investor presentations and capital-raising materials.
Qualifications:
- Bachelor’s degree in Finance, Economics, Real Estate, or a related field; CFA, CPA, or a Master’s in Real Estate/Finance is a plus.
- 1-5 years of experience in real estate investment, private equity, investment banking, or real estate finance.
- Strong financial modeling and Excel skills, with experience in Argus (preferred).
- Knowledge of real estate valuation, capital markets, and investment structuring.
- Detail-oriented with strong analytical and problem-solving skills.
- Excellent written and verbal communication skills, with the ability to present complex financial data clearly.
